Parging in Ottawa: Why Foundations Fail and How to Protect Them

Parging is the thin layer of mortar or cementitious render applied over exposed concrete block or stone foundation walls. It protects the substrate from moisture penetration, provides a smooth or textured finish, and, when done properly, can last 20 or more years. When it fails prematurely, it's almost always because it was applied incorrectly: wrong mix, wrong conditions, wrong surface prep. Understanding what proper parging looks like helps homeowners ask the right questions.

What Parging Does

Most Ottawa homes built before 1980 have foundations made of concrete block (CMU, concrete masonry unit) or, in older properties, rubble stone or fieldstone. These materials are porous and uneven. Without a protective coating, they absorb water readily, transmitting it into the basement and accelerating freeze-thaw deterioration of the block or stone itself.

Parging seals this surface. A proper parging coat fills surface irregularities, provides a dense barrier against direct water impingement, and, when the correct materials and system are used, remains flexible enough to tolerate the minor movement that concrete block walls exhibit seasonally.

Why Ottawa Parging Fails

Ottawa's climate is particularly demanding on parging. The above-grade section of a foundation wall experiences roughly 60–80 freeze-thaw cycles per year, and the transition zone at grade level can experience conditions that are even more severe due to snowmelt pooling.

Application Over an Incompatible or Unprepared Substrate

Parging applied over painted, sealed, or contaminated surfaces fails quickly because the new coating can't achieve adequate bond. The same applies to parging applied over heavily deteriorated block where the surface is friable (crumbling). The substrate must be clean, sound, and properly prepared before any new material is applied.

Single-Coat Application

A single thick coat of parging is prone to cracking because it shrinks during cure. A two-coat system, a scratch coat applied and left to cure, then a finish coat, distributes shrinkage stress across two layers, significantly reducing cracking. Many low-bid parging jobs are single-coat applications. They look the same when new and fail in 3–5 years.

Incorrect Mix Design

Parging mix must balance workability, adhesion, durability, and vapor permeability. A mix that's too rich in Portland cement (too strong) is brittle and prone to cracking. A mix that's too lean doesn't achieve adequate density. Polymer-modified mixes improve adhesion and flexibility, and we typically incorporate polymer admixtures in our scratch coat for challenging substrates.

Application in Wrong Conditions

Parging applied in temperatures below 5°C or above 30°C is at risk of curing problems. Application in direct sun or high wind causes the surface to dry too rapidly, creating surface cracking before the mix has fully hydrated. Proper scheduling and site conditions management matter.

Failure to Address the Water Source

If the foundation is wet, from inadequate grading, missing or blocked weeping tile, or high seasonal water tables, applying parging over a wet wall doesn't solve the moisture problem. It may make it worse by trapping moisture that then causes delamination from behind. Water source issues should be addressed before or in conjunction with parging.

What a Proper Parging Job Looks Like

  1. Surface assessment: Identify failed sections, loose material, and moisture sources. Remove all loose, painted, or contaminated material by hand chipping or pressure washing.
  2. Scratch coat: Apply the first coat to a uniform thickness of 6–10mm. Score the surface horizontally with a scarifier or toothed trowel before it hardens to create a mechanical key for the finish coat. Allow to cure (typically 24–48 hours minimum).
  3. Finish coat: Apply the second coat to a total finished thickness of 12–20mm, achieving a smooth or lightly textured finish. Tool the bottom edge to prevent water from tracking behind the parging at grade.
  4. Curing: Protect from direct sun and rapid drying for the first 48–72 hours.

Parging is not waterproofing. It's a protective surface coating that manages moisture penetration at the surface. If you have hydrostatic pressure pushing water through your foundation (evidenced by wet interior walls or floor, especially after heavy rain), parging alone won't solve that. That's a waterproofing problem, a different scope of work entirely.

How Long Should Parging Last in Ottawa?

A properly applied two-coat parging system on a sound substrate should last 15–25 years in Ottawa's climate with no maintenance. Some jobs last longer. Premature failure, within 5 years, is almost always a product of application issues rather than material limitations.
