Ottawa Garage Floors Take a Beating

A residential garage floor endures some of the harshest conditions of any concrete surface in the home. Tracked-in road salt is one of the primary culprits, salt accelerates concrete scaling dramatically, and Ottawa roads use deicing agents extensively from November through April. Combined with freeze-thaw cycling, vehicle traffic, and the thermal stress of a space that's heated sometimes and unheated others, concrete garage floors in Ottawa typically show significant deterioration within 20–30 years.

Common Garage Floor Problems

  • Surface scaling, the thin top layer flaking off in sheets or chips
  • Cracks, from shrinkage, settlement, or thermal movement
  • Pitting, from chemical attack (salt and deicers)
  • Spalling, deeper deterioration exposing aggregate
  • Heaving or settlement, from frost action or poor subgrade preparation
  • Dusting, a fine powder on the surface indicating a soft, weak top layer

Resurfacing vs. Replacement

The critical question with any garage floor repair is whether the underlying concrete is structurally sound. If the slab is solid and the problems are confined to the surface, resurfacing is highly effective. If the slab is cracked through, heaved, or structurally compromised, replacement is the only lasting solution.

We give you an honest answer. We've seen contractors apply resurfacing products to structurally failed slabs, it always fails within a year. We assess the substrate carefully and recommend only what will actually work.

Concrete Resurfacing

We use polymer-modified concrete resurfacing products that bond aggressively to properly prepared concrete substrates, achieve full cure strength quickly, and provide excellent resistance to salt, traffic, and freeze-thaw cycling. The surface can be finished with a broom texture for traction or smoothed to a more finished appearance.

Full Slab Replacement

When a slab has failed, we remove it completely, prepare the subgrade properly, and pour a new slab to current standards, including appropriate thickness, reinforcement, and expansion joints. Doing it right once costs less than repeated partial repairs on a failing slab.
