Over time, a foundation without proper parging will develop cracks, scaling, and spalling that allow progressively more water infiltration. What began as a surface cosmetic issue becomes a structural and waterproofing problem that is far more expensive to address.
Parging failure is progressive. Small cracks allow water in, which freezes and expands, making the crack larger. Address parging issues early, before they become foundation repair issues.
We begin with thorough surface preparation: removing all loose and failing existing parging, cleaning the substrate, and treating any active cracks or structural issues before applying the new coat. Skipping surface preparation is the most common reason parging fails prematurely, we never cut that corner.
We apply a two-coat system where appropriate: a scratch coat that bonds to the foundation substrate, followed by a finish coat that provides the weather-resistant surface. We use quality polymer-modified mortars that flex slightly with temperature movement, reducing the risk of cracking in Ottawa's thermal environment.
Parging provides surface protection and significantly reduces moisture infiltration, but it is not a waterproofing membrane.
